State Homes’ version of project management
starts with working directly with the client on
designing a home from the beginning to full completion
of the project. A variation on this would be to
help tweak your plans.
We encourage client’s hands-on participation throughout
the project. We provide guidance and direction
based on the twelve years experience that we have
accumulated in project management. We also have
over 20 years experience as an electrical contractor
(State Electric Ltd.).

After bringing the house plans to the permit stage,
we then prepare a budget for the project. This includes
everything that can be envisioned to be needed in
bringing the project to completion, including all
costs, expenses, permits, materials and management
fees, etc. Our fee is a percentage of the actual
costs of the project excluding HST and excluding
the cost of the land. All aspects of the project
are signed off on before any site work is started.

Lot selection is
available as well as proper siting of the house
for maximum passive solar gain. This allows for
a good level of client education & input not
readily available with the traditional general
contracting approach.
